Surrounded by national reserves, the guest enters the property via a spectacularly scenic, private entry road that gently winds upward through lush, tropical vistas. As elevation is achieved, sweeping ocean views in all directions are revealed, framed by lush flora and ancient old-growth trees. Constant sea breezes allay the heat of the sun.
The property’s mesa sits 130 meters above sea level and reaches down to the beaches through a variety of gentle slopes and cliffs. The slopes and dells have an attractive and rugged charactger, with dramatic escarpments and expansive ocean views. The sites’s topography is defined by a central promontory with exposed rock faces and beaches on either side. Playa El Silencio to the south runs 800 meters. Playa Icaco to the north is 200 meters and runs across a secluded natural cove.
The site offers dramatic views north towards Puntarenas, west to the Guayabo and Negritos islands and Nicoya Peninsula and south along the Pacific Ocean and undeveloped coastline. 75% of the property offers ocean views. Looking east through hilly wooded areas are the distant mountains of the Tilaran Range and Central Highlands Views southeast encompass the Garabito Wildlife National Park.
Because the site lies at the cusp of the tropical Puntarenas and dry Guanacaste regions, San Silencio enjoys a unique micro-climate with a minimal rainy season from August to November (a full three months shorter than the more tropical areas) that nonetheless maintains lush vegetation and gentle ocean breezes year round. San Silencio is a three-phased mixed-use resort development fully entitled to build 325 hotel rooms and 250 residences on 62 hectares of which 14 hectares are within the Maritime Zone. Plot coverage is 20% and height limit is three stories.
Economic Research Associates confirmed the resorts feasibility, with HVS International confirming Hotel A’s feasibility. The program was reconfirmed in respect to today’s environment by 3rd party due diligence firm in February 2012.
